DO I NEED A PERMIT FOR SACRAMENTO AREAS

permitNot all areas require a permit for water heater replacements. If your home is located within Sacramento, Yolo or Placer cities and/or counties,YES PERMITS ARE REQUIRED, per (2013 CPC Section 502.1) these areas have had recent code changes regarding water heater installation, these changes effect the enviroment, health, safety and protection of your family and home.

PERMIT COST

Permit costs range from $98 to $139 depending on the total cost water heater replacement or upgrade and what city your home is located in. Permits require homeowners and plumbers to complete the work to local and current code standards, this can increase the replacement cost to the customer and to the plumber. PERMIT SERVICE

We offer our customers a service to obtain your permit, for a flat fee of only $90 plus the cost of the permit, This fee includes our independent permit service company to obtain your permit through your local building department and schedule an on-site plumbing inspector to visit your home to inspect the completed work. Inspectors must have access to your property to inspect and approve the completed work.

WHY DO I NEED A PERMIT

An inspector is going to assure you, that the water heater was installed correctly and meets all local code requirements. Only a licensed plumber is allowed to install a water heater. If a water heater is installed by a home owner, a handyman or an unlicensed contractor, there can be issues if something goes wrong. If the water heater was installed incorrectly and it causes flood damage or a fire inside the house the insurance company may deny your claim for damages.

Code requirements have changed alot in the last few years, and inspectors want to make sure these changes are implemented.
For instance, all new water heaters installed in Sacramento and Yolo counties must be fitted with a thermal expansion tank to help reduce the wear and tear that pressure fluctuations cause to pipes and plumbing fixtures including your water heater tank. Water heaters that are located inside the house must have a drip pan fitted underneath them to catch any water that may leak. A drip leg must be installed to the gas line to catch any debris and/or condensate traveling through the line before it reaches the gas control valve.

There are many more code related requirements that must be met, such as clearances, vent sizing, gas line sizing, temperature/pressure valve, drain etc. All these requirements are in place to make sure that your water heater will operate efficiently and safely. CAN I GET MY OWN PERMIT ?

Yes homeowners may obtain their own permits and schedule the inspection. Permits must be obtained from your local building department (permit division) at your local city or county building department, a permit application must be given to the permit department to obtain a permit.
After the permit has been issued, and after the work is completed an inspection per (2013 CPC Section 503.2) must be scheduled by phone or website.
Someone must be home on day of inspection to give the inspector access the the work. The permit must be onsite and available for the inspector to view and sign off on the work as PASSED or if FAILED the work must be corrected and the inspector re-scheduled for follow-up inspection.

THEIR ARE TWO WAYS TO OBTAIN A PERMIT:

1) We uses a permit service company called “Fast Permits”, they charge a flat fee of $90 plus the cost of the actual permit, they will handle everything, you do nothing but give access to the inspector on the day of inspection.

2) You can obtain your own permit as mentioned above and pay JUST the actual permit fee cost.
